About the Project

Located southwest of Washington, DC, The Residences at Springfield Station provides renters instant access to the best of Northern Virginia and offers them easy access to Interstate 395, 495, and Fairfax County Parkway, walkable to a Washington Metro station, shopping, restaurants and entertainment venues.

The project manager tapped Southern Wall Systems to restore completely the envelope of the two-building, six-story complex, which was constructed 15 years prior and had taken to leaking.

SWS replaced damaged sheathing, brick, and vinyl windows with higher-performance products to resist wind driven rain. In place of the failing barrier system, we installed a new exterior insulation and finish system (BASF Senergy) with superior drainage.

The outcome? We completed the work for less than $4.9 million—without a single claim by residents for construction or water damage.

Fun facts

  • Between 1796 and 1820, a sawmill and grist mill was constructed in the vicinity of what is today Springfield.
  • The railroad station was named for Springfield Farm, owned by a businessman who sat on the railroad’s board of directors.
  • The area’s infrastructure is dominated by the interchange of three major Interstate highways, known as the Springfield Interchange: 50 ramps and bridges, 24 lanes at its widest, and capacity for a half-million vehicles per day.
